Parking is one of those things that seems obvious until a guest is sitting in their car at 9pm trying to work out if they’re going to get a fine. Unclear parking instructions generate more pre-arrival and on-arrival messages than almost any other topic — and they’re completely preventable.
If you have off-street parking
Say how many vehicles fit and exactly where to park: “One car fits in the driveway — pull up fully so the gate can close.” If there’s a height restriction for the garage or carport, include it: “The carport clearance is 2.1m.” This matters for anyone driving a van, SUV, or vehicle with roof racks.
If parking is on the street
This section needs more detail than most hosts provide. Cover:
- Is a permit required? If so, what zone, when does the restriction apply (weekdays only? certain hours?), and how do guests get a visitor permit if available.
- Is parking free? If metered, specify the hours and daily rate.
- Which side of the street? Some streets have alternating parking days or clearway zones on one side.
- Best spot to aim for: “The best street parking is usually on Oak Street, about 30m from the entrance.”
If there’s no parking at all
Be upfront about this in your listing. If guests need to use a nearby car park, include the name, the walking time, and the rough cost per day. Guests who know this in advance are fine. Guests who discover it on arrival are not.
Don’t forget motorbikes and bicycles
If you have a spot for motorcycle parking or a secure place to store bikes (shed, garage corner, balcony), say so. These guests often can’t find this information anywhere and it’s a genuine differentiator.
Avoid vague directions
“Parking available nearby” is not parking instructions. “Street parking is available on both sides of Elm Street directly in front of the property — no permit required, no time limit” is parking instructions. The more specific you are, the fewer messages you’ll receive.
Good parking instructions mean guests arrive relaxed instead of stressed. That tone carries through the rest of the stay.
